Ben is an experienced leasehold manager and neighbourhood manager, specialising in leasehold consultation (section 20), strategic resident engagement, right-to-buy, managing organisational change, and managing and improving staff and team performance.
He has worked in social housing since 1991, in sales, frontline housing, becoming an area housing manager before returning to my first love – leaseholders – in 2009. He has managed large teams billing and collecting service charges and the even more contentious charges for decent homes and regeneration, in very challenging social and political environments. He has gained insight into the pitfalls involved in collecting leaseholder debt, and in particular the difficulties faced by inner city homeowners with low incomes who find themselves asset rich and cash poor and facing large bills. It was for this work in particular that his service won the UK Housing Awards “Outstanding Approach to Income Management” in 2018.
As Head of Home Ownership, Ben is responsible for service charge billing and collection, disputes, right to buy, right to acquire and shared ownership, and managing leases. He is experienced in change management and works in a rapidly changing environment improving services to all our residents.
